Home watch for empty homes
Up north for the season, off on a trip, or in the hospital or rehab for a while? I'll look after your Vero Beach home on a set schedule and send you photos after every visit.
Who home watch is for
- Seasonal residents whose Florida home sits empty for part of the year
- Anyone away from home for a few weeks or months
- A loved one in the hospital, rehab or assisted living, while the house waits
- Families who live out of town and want a local person checking on a parent's home
An empty home in Florida can have problems that grow fast: a slow leak, an A/C that quits in the summer heat, mold, bugs, or storm damage. Regular visits catch small problems before they become big ones.
What I check on every visit
๐ Outside the home
- Doors, windows and garage door locked and secure
- Any sign of a break-in or damage
- Roof edges, gutters and outside walls for leaks or water
- Pool, lanai and screen enclosure
- Yard: fallen limbs and debris
- Wasp nests, ants and other pests
- Mail, packages and flyers picked up, so the home doesn't look empty
๐ช Inside the home
- A walk through every room
- Ceilings and walls checked for stains or leaks
- Water run at every faucet and every toilet flushed
- Under the sinks and the water heater checked for leaks
- A/C running, with the thermostat and indoor temperature and humidity checked
- Refrigerator and appliances working
- Breaker panel, smoke and carbon monoxide alarms
- Any sign of mold, a musty smell, bugs or rodents
- Alarm system set, and doors and windows locked when I leave
๐ธ After every visit
- A written visit report with photos of the inside and outside
- Sent to you by text or email, the same day
- The date of your next visit, so you always know when I'll be back
Choose your plan
๐ Weekly plan
One full visit every week, about 4 or 5 visits a month.
- Best for longer stays away, like a whole season
- Best during summer heat and hurricane season, when problems grow fastest
- A photo report after every visit
๐๏ธ Twice a month plan
One full visit every other week, 2 visits a month.
- A good fit for shorter trips, or a home with a neighbor who also keeps an eye out
- The same full checklist as the weekly plan
- A photo report after every visit
Both plans include everything on the checklist above. Visits are set on a regular schedule that we agree on before your first visit.
Extras you can add
- Start your car and take it for a short drive, so the battery stays healthy
- Check your storm shutters and storm preparations
- An extra visit after a big storm
- Other small tasks we agree on ahead of time
If I find a problem
- You hear from me first, right away, by phone, text or email, with photos.
- I can call the repair people you choose, like your plumber, A/C company or pool service, and let them in.
- You decide. Repair costs are paid by you directly to the company that does the work.
Home watch is a careful look at your home, not a full home inspection. I do not make repairs myself.

- You give me the keys, codes and any alarm instructions, and we put the plan and schedule in a simple written agreement.
- Visits begin, with a photo report after every one.
